Our Latest Downtown Shelton Project: Transforming the Former Jeff’s Appliance Building
We're excited to share some news about our latest acquisition in downtown Shelton! My wife Meghan and I recently purchased the former Jeff's Appliance building at the corner of Center Street and Coram Avenue, and we couldn't be more thrilled about the opportunity to breathe new life into this prominent location.
A Fresh Start for a Downtown Cornerstone
For too long, this property has sat vacant and deteriorated, becoming an eyesore in the heart of our vibrant downtown. When we were approached about acquiring it, we didn't hesitate. This is exactly the type of challenge we love to take on—transforming distressed properties into something the entire community can be proud of.
Upon acquiring the property we immediately got to work, even before the sale was finalized. Our first priority was addressing the graffiti and overgrowth that had plagued the site. It's amazing what a difference simple cleanup can make in changing the perception of a property and neighborhood.
What's Next?
While a previous developer had received approval for a five-story structure with retail space, parking levels, and a rooftop beer garden and restaurant, we're taking a different approach. We want to create something that financially makes sense for us as well as truly fits with Shelton’s downtown character and growth trajectory.
The property includes the 16,000 square foot main building that once housed Jeff's Appliance, as well as smaller back buildings that will be demolished. There's also a three-family home fronting Coram Avenue that we're already renovating for rental.
The site does present some unique challenges, including a brook that runs underneath the property. Unlike previous plans that would have required demolition and costly work around the brook, we intend to preserve the existing main structure, which will allow us to avoid those complications.
Our Commitment to Shelton
As a Shelton native, I've watched this city grow and evolve over the years. The tremendous growth happening here is inspiring, and we're proud to be part of it. This acquisition adds to our growing Shelton portfolio, which includes the building at 434-440 Howe Avenue—home to Polaris Crystals, the newly opened Terayama Restaurant, and the Blush Beauty Lounge.
We've spent 15 years specializing in purchasing and revitalizing distressed properties throughout Fairfield and New Haven counties. Whether a property is in severe disrepair, burdened by foreclosure or back taxes, or part of an estate needing quick resolution, we're ready to step in and help.
Looking Ahead
We closed on this property just a month ago, and while we're actively working on redevelopment plans, nothing has been finalized yet for the former Jeff's Appliance building. We're taking our time to ensure we get it right—creating something that honors the property’s potential, aligns with the community’s vision for downtown Shelton, and stands strong as an investment over time.
We truly can't say enough great things about the city of Shelton and the leadership that has guided its thoughtful growth and redevelopment.
